DB Realty Ltd said a civil judge in Thane has dismissed a petition by the central government that disputed the company’s ownership of 244 acres of land next to the Mira Road railway station in Mumbai, one of the fastest growing suburbs of the city.
The court “dismissed the suit filed the Uol (Union of India) against the firm concerning the title to the said freehold land admeasuring 244 Acres or more at Village Bhayander,” it said.
The decision “enables the firm to unlock the potential of this vast track of largely residential zone land abutting the Mira Road Railway station subject to applicable planning norms,” it said.
Mira Road, on the ‘Western Line’ that goes from Mumbai city to Gujarat, is among the fastest growing suburbs of the city and provides an optimum mix of good infrastructure as well as space for further development, attracting many developers.
However, like most Western Line suburbs, land is scarce because the seashore is at a distance of about 1 km from the railway track.
In addition to the 244 acres, the company also owns 74 acres of leasehold land at Mira village nearby.
“Several large infrastructure projects are planned in the vicinity of the subject land including the extension of the Andheri to Dahisar Metro Line, extension of the Mumbai Coastal Road, etc,” the company said.
Unlike the ‘Central’ and ‘Harbor’ railway lines of Mumbai, the Western Line attracts a more upmarket crowd due to the proximity to the sea and the ease of further connectivity to Gujarat. Most of the upmarket suburbs of Mumbai, such as Bandra, Vile Parle and Borivali, are on the Western Line.
“Presently the Western Railway line, provides for excellent connectivity to the subject land and with the planned infrastructure projects, the connectivity to the subject land from BKC, Airport and other hubs will be greatly improved,” it said.
